About the Role: The Director of Revenue is responsible for overseeing revenue management strategies across a portfolio of extended stay hotels (older or new/dynamic/midscale, dependingon assignment). This role involves strategic leadership, team supervision, senior-level reporting, and collaboration with executive stakeholders to maximize revenue, occupancy, and profitability. Directors report to senior leadership and manage a team of revenue managers, ensuring alignment with company goals and 2026 industry trends such as AI-driven forecasting and omnichannel integration.

Primary Duties: - Develop long-term rate strategies for their portfolio, incorporating advanced analytics and trends such as leveraging AI and machine learning for predictive forecasting, dynamic pricing, and guest segmentation (e.g., corporate vs. leisure extended stays).
- Oversee integration of omnichannel data (e.g., from OTAs, direct bookings, and apps) to refine strategies.
- Lead innovation pilots, such as AI chatbots for personalized rate offers.
- Review hotel stats (i.e., occupancy, reservations, and guest mix), STR reports, and market trends to provide rate recommendations designed to capture extended-stay occupancy.
- Communicate with property GMs, district managers, and sales and marketing organization regarding rate strategy and changes.
- Review changes made by revenue managers and train RM on strategic rate decisions.
- Review inventory decisions and strategies made by revenue managers.
- Work in conjunction with Sales organization for appropriate RFPs and locally negotiated rates, reflective of appropriate rate strategies for the property.
- Approve rate-audit plans from revenue managers and implement with general managers.
- Produce comprehensive, accurate, and timely ad-hoc portfolio-level reporting for senior leadership.
- Assist with the development and maintenance of optimal revenue models through HMC.
- Assist with the development of PowerBI dashboards and provide new measures and metrics designed to make HMC hotels more efficient.
- Identify underperforming hotels as early as possible, recommending properties for RevWatch program.
- Provide revenue commentary for monthly P&L statements for ownership reports.
- Review and analyze revenue channel contributions and provide recommendations for improved profitability based on each respective hotel's market.
- Setup, review, and provide timely recommendations for competitor changes on RateGain.com to be approved by the Director of Revenue (self-approval or cross-director collaboration).
- Conduct property visits for market research, implementation of global policies and programs, and training GMs on rate strategy and STR education.
- Attend and assist with RevWatch program with underperforming hotels.
- Monthly scheduled revenue calls with hotels and district managers for economy hotels.
- Bi-Weekly Scheduled revenue calls with hotels and district managers for midscale/dynamic markets.
- Review rate strategies, performance, and recommendations with HMC President bi-weekly.
- Train, supervise, and manage revenue managers through weekly meetings (remote directors to travel to headquarters in Overland Park every two months).
- Conduct ongoing competitor price and product analysis to ensure proper rate positioning and product offering relative to competition for weekly and long-term discounts.
- Provide strategic oversight of weekly and long-term discount decisions recommended by revenue managers.
- Implement, monitor, and adjust sales and pricing strategies.
- Director review and provide analysis of weekly and monthly STR reports; provide feedback and action plans to revenue managers based on insights.
- Maintain vendor relationships.
- Ensure the cleanliness and accuracy of data.
- Monitor the pricing of competitors understands the dynamics of the local market and demand generators/special events.
- Continually monitor all pertinent travel related websites to ensure competitiveness in both availability and price.
- Implement "stay controls" like closed-to-arrival (CTA) for short stays during high-demand periods to prioritize extended bookings; offer bundled discounts for longer stays (e.g., 10% off for 14+ days), a proven tactic to fill shoulder seasons.

Preferred Qualifications: - Proven experience in revenue management leadership, preferably in extended stay hotels.
- Strong analytical skills with proficiency in tools like STR, RateGain, PowerBI, and AI/ML platforms.
- Excellent communication and interpersonal skills for executive-level interactions.
- Ability to travel for property visits and headquarters meetings.
- Responsible for learning all brand PMS and GDS systems (e.g., Wyndham, Choice Advantage, IHG, Marriott, Hyatt, My Place, Hilton, Extended Stay America).
Physical Requirements: - Frequently required to sit, stand, talk and hear.
- This position requires the ability to occasionally lift office products and supplies, up to 20 pounds.
