Responsibilities

• Business Development: Proactively building and nurturing relationships with clients, real estate agents, builders, and other industry partners to generate leads and referrals.
• Client Consultation: Meeting with potential borrowers to understand their financial needs and educating them on various loan products, such as FHA, VA, conventional, and USDA loans.
• Application Management: Guiding clients through the loan application process, which involves collecting and verifying all required financial documentation and information.
• Financial Analysis: Evaluating loan applications, conducting credit and financial analysis, assessing risk, and determining a borrower's eligibility and creditworthiness based on underwriting guidelines.
• Process Coordination: Monitoring the loan process and communicating effectively with the borrower, processors, underwriters, and all other parties involved in the transaction, including real estate agents and title companies.
• Compliance and Documentation: Ensuring all activities and documentation adhere to federal and state lending laws, regulations, and Fair Housing standards.
• Closing: Coordinating closing details with the client and working with the title company to facilitate a timely closing.
• Licensing: Maintaining an active NMLS license and staying current with required continuing education and guideline changes.

Qualifications

• Licensing: You must have an active NMLS (Nationwide Multistate Licensing System) license. This includes passing the SAFE MLO test, completing pre-licensing education, background checks, and credit checks.
• Sales & Business Development: Proven ability to self-generate leads, build referral relationships, and an entrepreneurial mindset are crucial.
• Technical Knowledge: In-depth knowledge of various mortgage loan products (FHA, VA, Conventional, USDA, etc.) and proficiency with loan origination systems (LOS) like Encompass are often required.
• Communication & Interpersonal Skills: Excellent communication, organizational, and time management skills are a must for guiding clients and working with real estate professionals.
• Analytical Skills: Strong ability to analyze financial data, assess risk, and make informed recommendations based on underwriting guidelines.
• Experience: 2+ years of loan origination experience is a plus. Experience as a Loan Originator Assistant (LOA) or Processor can also be beneficial.
